Mercer Island Remodel

Each project calls for a unique response to the physical conditions of the site and environment while meeting the requirements of the client. In this case, the house was built in the 1970’s and was nonconforming with the current Mercer Island Zoning Code. The design challenge was to update the house without triggering costly compliance with Zoning regulations.

On the main floor the kitchen was relocated, allowing a large open dining and living area. By adding area under the roofline, new fenestration brings in more light and provides less obstruction of the breathtaking views.

The private spaces were updated throughout the house. The master bedroom incorporated a den and special detailing was added for sound attenuation. Through careful redistribution of space, the laundry room was relocated to the main floor and its former space transformed into one of two additional bedrooms. The basement was given a finished recreation room with a galley kitchen and an additional bathroom. At the exterior entry, new double doors and custom pergola creates a strong and inviting main entry. The two existing decks were also rebuilt.

A Home With A View

In the design process there are certain elements that inspire the design. Sunlight and the view became the design drivers for this project. After digitally modeling the existing home, sun shadow studies ensured new fenestration was properly placed. By evaluating the site lines from multiple locations, it became clear which vistas need to be maximized, and the design was able to respond accordingly. LEV places a strong value on research.
